The Yonge corridor carries the density: North York Centre, Mel Lastman Square, Empress Walk and the towers around Sheppard-Yonge and Finch stations. Most of these condos went up from the late 1990s onward, and the newest ones were first occupied after November 15, 2018. Street-level retail sits in the podiums, and there are older rental apartment buildings on the side streets around Yonge and Finch. Behind the strip, streets like Empress, Kenneth, Churchill and Doris Avenue were built out with 1950s bungalows on deep lots. A good share have since been replaced by large custom houses, and many of the survivors now carry a separate lower unit. Office space clusters around North York Centre station, where the civic centre anchors the strip.

Who rents in Willowdale

The condo tenant here is usually a young professional or a graduate student who wants a single subway ride downtown, plus a large pool of newcomers drawn by the Korean and Persian businesses along Yonge north of Sheppard. Seneca Polytechnic's Newnham campus is a bus ride east on Finch, which keeps student demand steady. Houses lease to families, and school catchments such as Earl Haig Secondary drive a lot of those searches. Demand runs all year, with a clear rush in July and August before the school term.

Managing property here

Condo units mean working with each building's management office: elevator bookings for move-ins, deposit rules, fob registration, and status certificates when you sell. Before any rent increase we confirm whether the unit was first occupied after November 15, 2018, because that changes whether the guideline applies. The house side is different work. Older bungalows bring galvanized supply lines, root-blocked sewer laterals and foundation seepage, so we budget for them rather than react. If an owner wants to rent rooms instead of whole units, Toronto's multi-tenant house licence, in force since March 31, 2024, may apply. Do you manage condo units in the Yonge and Sheppard towers?

Yes. We lease and manage individual units along the Yonge corridor, from older towers near Finch to the newest buildings by Sheppard-Yonge. We handle move-in bookings with the building office, track the condo's rules for tenants, and confirm the unit's rent-control status before any increase.

Can I rent the rooms in my Willowdale house to students?

Possibly, but renting by the room can make the house a multi-tenant house under Toronto's by-law, which has required a licence since March 31, 2024. That brings fire safety, inspection and zoning requirements. We look at the layout first and tell you whether self-contained units or a licensed multi-tenant house is the better fit.
