Don Mills was Canada's first large planned post-war suburb, laid out in the 1950s around Don Mills Road and Lawrence Avenue East. It mixes modernist houses, 1960s and 70s rental towers and office parks, and since February 2026 it has had Line 5 Eglinton running along its southern edge.

Buildings and housing in Don Mills
The original plan split the area into four quadrants around the Don Mills and Lawrence crossroads, each with its own school. The houses are low-slung bungalows, split-levels and townhouse rows on crescents and courts, many still close to their 1950s layout. Apartment towers sit along The Donway East and West and on Don Mills Road toward Eglinton, most of them from the 1960s and 70s. The Shops at Don Mills replaced the old Don Mills Centre in 2009 and brought newer condos with it. Commercial property runs along Wynford Drive, home to the Aga Khan Museum and a string of office buildings, and in the office and light-industrial stretch along Duncan Mill Road near York Mills. The former Celestica lands at Eglinton are slated for redevelopment.
Who rents in Don Mills
Office workers from Wynford Drive and Duncan Mill Road rent here to keep their commute short, and Line 5 has added a direct east-west link to Yonge and Eglinton and to Kennedy. The houses draw families who want the quadrant schools and mature trees. The towers house a mix of long-term older tenants, newcomers and young couples, many of whom ride the 25 Don Mills bus to Line 2 or Line 4. Turnover in the houses tends to be low once a family settles in.

Mid-century houses age in predictable ways: clay or cast-iron drains, original electrical panels, and low-slope roofs on some modernist designs that need more frequent checks than a standard pitched roof.
