CityPlace runs from Spadina Avenue to Bathurst Street between Front Street and the Gardiner, with dozens of high-rise condo towers built from the early 2000s through the 2010s, mostly by one master developer, around Canoe Landing Park. Fort York, to the west of Bathurst, adds more towers along Fort York Boulevard and Bathurst near the Fort York National Historic Site. Units are mostly small: studios, one-bedrooms and one-plus-dens, with fewer two-bedrooms and some townhouse units at the base of towers. Ground floors hold grocery stores, cafés and services, and the Canoe Landing campus combines two schools with a community centre. The Bentway runs beneath the Gardiner nearby.

Tenants are mostly young professionals working in the Financial District, tech and media workers, international and domestic students, and newcomers looking for a downtown first address. Many are first-time renters in Toronto, so screening relies more on employment letters than on local rental history.
