Toronto's rental houses are mostly older than their owners. Victorian and Edwardian semis line the streets of Riverdale, Leslieville and the Annex; 1910s and 1920s detached and row houses fill Roncesvalles and the Junction; postwar brick bungalows take over north of Eglinton. Whole-home tenants here are usually families relocating for hospital, university and Bay Street jobs, or professionals sharing a house within walking distance of TTC Line 1 or Line 2. For them, the school catchment matters as much as the kitchen.
Old housing brings knob-and-tube questions, cast-iron stacks, flat-roof leaks and basements that take on water in summer storms. We book furnace service before November, clear eavestroughs once the leaves are down, and test sump pumps and backwater valves. City crews plow most residential sidewalks once 2 cm of snow falls, but below that threshold, and in the downtown core where machines can't go, the owner or occupant must clear it within 12 hours. Every Toronto residential owner must also file an annual Vacant Home Tax declaration, even with a tenant in place; a missed declaration can leave the home deemed vacant and taxed. Owners living abroad also face federal withholding on rent, which we coordinate with their accountant.

Do I still file a Vacant Home Tax declaration if my Toronto house is rented?
Yes. The City expects a declaration for every residential property each year, including tenanted homes and principal residences. When a tenant occupies the house, no tax is payable, but skipping the declaration can lead to the property being deemed vacant and billed. We track the deadline for you and keep the occupancy evidence ready in case the City asks.
Who clears the sidewalk in front of my Toronto rental house?
In most of the city, Toronto crews plow residential sidewalks once snow reaches 2 cm. Below that amount, and on downtown streets the City does not clear mechanically, the owner or occupant has 12 hours after the snow stops. Our lease addendum sets out exactly what the tenant handles and what we send a contractor for.
