Downsview sits beside the largest redevelopment in the GTA. The former Bombardier airfield closed in 2024 and Northcrest is planning the lands as YZD. The rental market today is post-war bungalows, 1960s and 70s apartment towers along Jane, Keele and Wilson, and three subway stations.
Buildings and housing in Downsview
Most of the housing went up between the late 1940s and the early 1970s: brick bungalows and semis on the streets off Wilson Avenue and Keele Street, and rental apartment towers along Jane Street, Sheppard Avenue West and Wilson Heights Boulevard. Many bungalows have been split into an upper and a lower unit. Newer townhouses and condos are rising on the Downsview Park lands, and the airport site will add a whole new district over the coming decades. Commercial stock is mostly light industrial and flex space along Chesswood Drive and Dufferin Street, plus plazas on Wilson and Sheppard. Downsview Park itself is a large open space that tenants use year-round, and it sets the edge of the new building activity.
Who rents in Downsview
Humber River Hospital at Keele and Wilson is the biggest employer nearby, and its staff rent in the towers and houses around it. York University is a few stops north on Line 1, so students and junior staff look here for lower rents. Centennial College's aerospace campus at Downsview Park adds another student group. Many tenants are newcomer families who need two or three bedrooms near transit. Demand for larger units is consistent, and family tenants tend to stay for years.
Managing property here
The towers here are among the oldest rental stock we look after, and they need planned capital work: boilers, elevators, risers, windows and garage slabs. They fall under RentSafeTO, so registration, evaluation readiness and posted notices are part of the routine. Long-term tenancies mean rent arrears have to be handled early and by the book, with N4 notices served correctly and LTB filings prepared when needed. In the industrial units the focus shifts to lease recoveries, roof and HVAC responsibility, and making sure each tenant's use fits the zoning.
