Property management in Lawrence Manor.
Lawrence Manor runs along Bathurst Street near Lawrence Avenue West, between Yorkdale and the Allen. It is a close-knit community built around synagogues, schools and kosher shops, with 1950s bungalows being rebuilt street by street and a row of older apartment buildings on Bathurst.

Buildings and housing in Lawrence Manor
The streets east and west of Bathurst were built out in the early 1950s with brick bungalows on generous lots. Many have since been torn down for large new homes, so a single block can hold both a 70-year-old house and a three-year-old one. Bathurst Street between Wilson and Lawrence has a line of 1950s and 60s low-rise and mid-rise rental apartment buildings, along with storefront retail and offices with apartments above. Lawrence Plaza anchors the Bathurst and Lawrence corner. West of the Allen, the Lawrence Heights revitalization is replacing older social housing with a mix of new rental and condo buildings. Yorkdale's surroundings add newer condos near the 401.
Who rents in Lawrence Manor
Many tenants want to be within walking distance of a particular synagogue or school, and that shapes demand block by block. Baycrest, south of the 401 on Bathurst, employs a large staff, and Yorkdale's retail and office jobs add more. Professionals heading downtown ride Line 1 from Lawrence West or Glencairn, or drive the Allen. Young families renting before they buy are common, as are older residents moving out of a house they have sold. Tenancies tend to be long.
Managing property here
Two very different properties share these streets. Older bungalows need roofs, drains and electrical brought up to date, and many owners hold them as rentals while planning a rebuild. Ending a tenancy for demolition requires an N13 notice and, in most cases, compensation to the tenant, so timing matters. The Bathurst apartment buildings are older walk-ups and mid-rises, and those of three or more storeys and ten or more units fall under RentSafeTO. Mixed-use buildings with shops below and apartments above combine commercial leases and residential tenancies under one roof, which means two sets of rules. See mixed-use and retail management.

Can I rent my bungalow until I'm ready to rebuild?
Yes, and many owners here do. A fixed-term lease does not end the tenancy automatically in Ontario, so a planned demolition needs an N13 notice with the proper notice period and, in most cases, compensation. We set up the tenancy with your timeline in mind and handle the paperwork when the time comes.
Do you manage the older apartment buildings on Bathurst?
Yes. We run walk-ups and mid-rise buildings on the Bathurst corridor, including RentSafeTO compliance, rent collection, repairs with photos on every job, and capital planning for roofs, boilers and windows. Ground-floor retail tenants are managed under their own commercial leases.
