Buildings and housing in Leaside

Leaside was laid out as a planned town in the early 20th century, and most of its housing went up from the late 1920s through the 1940s: solid brick detached and semi-detached homes on streets like Hanna, Rumsey, Parkhurst and Sutherland. Many have since been expanded or replaced with large infill houses, so the stock ranges from original three-bedroom semis to new four-bedroom detached. Bayview Avenue south of Eglinton has two-storey retail with apartments above. A few low-rise apartment buildings sit near Bayview and Eglinton. East of Laird Drive is the Leaside Business Park, with industrial buildings, warehouses and big-box retail on Laird and Wicksteed.

Who rents in Leaside

Leaside renters are usually families who want the schools and parks, executives on relocation packages, and medical staff from Sunnybrook Health Sciences Centre just north. Line 5's Leaside and Laird stations now connect the area east-west and to Line 1. Houses are typically leased on one- or two-year terms, often to tenants who stay for several years. Leasing peaks in spring and summer to line up with the school year. In the business park, tenants are trades, distributors and service firms that need truck access near the Don Valley Parkway.

Managing property here

Detached houses here are expensive and well-finished, so they need detailed condition reports, seasonal maintenance — furnace, gutters, snow and lawn arrangements written into the lease — and quick response to keep long-term family tenants. Original 1930s homes may still have galvanized plumbing and older wiring; renovated ones need warranties and permits tracked. On Bayview, mixed-use buildings combine small retail tenants with apartments above. For industrial and warehouse space near Laird and Wicksteed, we handle commercial leases, loading-door repairs, roof and HVAC maintenance and operating-cost recoveries. See commercial property management for how that works. Truck access and yard space are written into each industrial lease.
