Buildings and housing in Little Italy

College Street between Bathurst and Shaw is lined with two- and three-storey buildings: restaurants, bars and cafés at grade, apartments above. The side streets — Clinton, Manning, Grace, Montrose, Euclid — are full of 1880s–1910s bay-and-gables, semis and row houses, many divided into two to four units with basement apartments. Palmerston Boulevard, with its iron lamp posts and wide boulevard, has larger houses, some converted into multiple suites. There are a few low-rise apartment buildings and some newer mid-rise condos near College and Bathurst and along Dundas. Most buildings are old brick, with flat roofs on the commercial blocks and shared rear lanes behind them.

Who rents in Little Italy

Tenants include University of Toronto students, staff and residents at Toronto Western Hospital, young professionals working downtown, and hospitality workers on the College strip. Units near College and Bathurst are particularly popular with students and medical residents on fixed-length placements. Turnover follows the academic year in many units, with the strongest leasing in spring and summer. Larger flats on Palmerston and Euclid hold families and couples for longer stretches, and the Portuguese and Italian families who built the area still own much of it.

Managing property here

Old brick houses mean cracked plaster, aging plumbing and electrical upgrades during turnovers, plus wet basements that need grading and backwater valves. Student turnover means frequent move-ins, deposits and condition reports with photos. On College, the mixed-use buildings combine restaurant and bar tenants with residential units above — noise, odours, grease traps, patio permits and garbage need clear lease rules. Flat roofs and rear fire escapes need regular inspections. Festival weekends on College bring road closures and noise that tenants should hear about before signing. We cover this under mixed-use management. Shared rear lanes need clear rules on where restaurant garbage and recycling bins go.

FAQ

Little Italy questions.

Something else? Ask us directly

Do you manage apartments above College Street restaurants?

Yes. We handle the residential leases upstairs and the commercial lease downstairs, and set clear rules on noise, odours and garbage. We schedule grease-trap and exhaust cleaning and keep roofs and fire escapes inspected, with photos on every job.

How do you handle student tenants in Little Italy?

We screen with a guarantor where needed, document unit condition with photos at move-in and move-out, and plan turnovers around the academic year. Clear rules on guests, noise and garbage in the lease help prevent problems with neighbours on tight side streets.
