Towers line Burnhamthorpe Road West, Confederation Parkway, Webb Drive, City Centre Drive and Rathburn Road. The earliest condos date from the late 1980s and 90s, the curved Absolute World towers at Burnhamthorpe and Hurontario were finished in the early 2010s, and recent projects like M City and the Exchange District keep adding units. Many of the newest suites were first occupied after November 15, 2018. Older rental apartment towers stand to the east in Mississauga Valley and along Hurontario. Commercial stock includes office towers such as the Sussex Centre on Burnhamthorpe and retail in the tower podiums. The Living Arts Centre and Celebration Square act as the district's civic core.

Who rents in Mississauga City Centre

Sheridan College's Hazel McCallion campus brings students into the towers, many of them international. Office workers in City Centre, staff at Trillium Health Partners' Mississauga Hospital in Cooksville, and airport and logistics workers who drive the 403 and 401 make up much of the rest. UTM students take MiWay from the City Centre terminal. Newcomer families rent the larger suites. Demand is high, but so is supply, and new buildings release many units at once. Furnished one-bedrooms suit the students and newcomers who arrive with little furniture, and they lease quickly.

Managing property here

Leasing in a district this size is about standing out among identical listings: strong photos, sensible pricing and fast response. Post-2018 units are generally exempt from the guideline, but notice periods and the 12-month rule still apply. Each corporation has its own move-in, pet, parking and amenity rules. Students need guarantors and lease terms timed to intakes. LRT construction along Hurontario affects access and parking, and we keep tenants informed. Retail units in podiums need leases written around condo rules on signage, hours and deliveries. Is my Square One condo exempt from rent control?

If the unit was first occupied for residential purposes after November 15, 2018, it is generally exempt from Ontario's rent increase guideline. You still need to give 90 days' written notice on the proper form and wait 12 months between increases. We confirm the occupancy date before any change.

When will the LRT open, and does it affect rents?

Metrolinx has pointed to around 2028 for the Hazel McCallion Line, and the date has moved before. We don't price rents on it. During construction we flag access or parking changes to tenants, and once it runs we'll reflect real demand.
