Vaughan Metropolitan Centre is a downtown built from scratch at Highway 7 and Jane Street since Line 1 reached it in December 2017. Its rental market is new condo towers, purpose-built rental and office space, much of it delivered in the last few years.

Buildings and housing in Vaughan Metropolitan Centre
Almost everything here is new. Condo towers in projects such as Transit City and Expo City rise along Highway 7, Millway Avenue and Interchange Way, and most units were first occupied after November 15, 2018. Purpose-built rental towers have joined them. The KPMG tower and the PwC and YMCA tower, together with the library and community centre, gave the district its first offices and civic space. Retail sits at street level in the new podiums. To the north and east, older industrial land in Concord and along Highway 7 is being converted to residential and mixed use. Edgeley Pond and Park is the district's central park.
Who rents in Vaughan Metropolitan Centre
York University is three stops south on Line 1, so students and junior staff rent here. Young professionals commute downtown on the subway, and office workers in the VMC towers walk to work. Many tenants work in the industrial and logistics areas of Concord and along Highways 400 and 407. Cortellucci Vaughan Hospital at Major Mackenzie and Jane employs staff who live nearby. Canada's Wonderland adds seasonal workers. Demand is solid, but so is new supply. Furnished units appeal to the many tenants arriving for a first job or a school term.
Managing property here
Many owners here are closing on pre-construction units, which means interim occupancy, a pre-delivery inspection and warranty deadlines to track. When a new tower completes, many identical units hit the market at once, so pricing and presentation matter. Post-2018 units are generally exempt from the guideline, but notice periods and the 12-month rule still apply. Corporations in new buildings are still settling their rules for move-ins, pets and amenities. Retail at grade is untested, so leases need flexible terms. Some buildings are still finishing amenities and common areas when tenants move in, which can lead to complaints that need to go to the builder or the corporation. Yes. We attend or review the pre-delivery inspection, track warranty deadlines, list the unit ahead of occupancy, and aim to have a tenant ready when you take possession. We also explain interim occupancy costs and how they differ from final closing.
Is my new VMC unit rent-controlled?
If it was first occupied for residential purposes after November 15, 2018, it is generally exempt from Ontario's rent increase guideline. You still need to give 90 days' written notice on the proper form and wait 12 months between increases.
