The old village core at Keele and Major Mackenzie has older houses and small storefronts. Cortellucci Vaughan Hospital is the biggest new source of tenants, from nurses to specialists. City Hall staff and GO commuters on the Barrie line make up a large share of the rest. Canada's Wonderland adds seasonal demand in spring and summer. Families rent detached homes for the schools and parks, and young couples rent basement units. Tenants who come for the hospital tend to stay. Many new arrivals take a basement unit first and then move up to a whole house, which keeps both types of rental in demand. Parking near the GO station and the hospital is limited, so a driveway space adds value.
